What we do

We are a development studio that believes the best spaces are designed with intention. Not trend-driven. Not volume-driven. Every project we take on is one we would want to live in ourselves. Our first development, Alva Residences, is a seven-unit boutique building in the heart of Puerto Vallarta's 5 de Diciembre neighborhood, a project that reflects exactly how we approach everything we build.

OUR STORY

SIKID was built on a simple but deliberate idea: that real estate development should start with purpose, not just profit. The name tells the story. SIKID is composed of S · I K I · D, combining the initials of our two founders with the Japanese concept of Ikigai: the intersection of what you love, what you're good at, what the world needs, and what you can be rewarded for. It's the "why" behind every decision we make. We don't build to fill inventory. We build because we believe that where and how people live matters, and that it's possible to design spaces that are beautiful, functional, and honestly crafted, without compromise.

THE APPROACH

We work slowly by choice. Every project begins with deep knowledge of the site, the neighborhood, and the people who will live there. We select partners who share our standards. We move forward only when we're confident the foundation is right. Architecture, materials, light, proportion, these aren't afterthoughts. They're the project.

FIRST PROJECT

Alva Residences in Puerto Vallarta's 5 de Diciembre neighborhood is our debut development. It represents everything we believe about what a well-made residential project can be: intimate scale, honest materials, and an environment that improves with time. We designed it as the kind of building we'd want to live in, and we think that shows.

Founders

Santiago Villalvazo

Santiago's background is in structured finance. Prior to co-founding SIKID, he served as a close operational partner to the CEO of a Washington D.C.-area financial services firm, where he developed deep experience in deal structuring, financial analysis, and the operational discipline required to manage complex transactions at scale. Working at the executive level of a specialized financial operation gave Santiago a rigorous understanding of how capital moves, how risk is structured, and what it takes to build a financially sound operation from the ground up. Those skills followed him directly into real estate. Prior to launching SIKID, Santiago transitioned into real estate as a closing coordinator at a Puerto Vallarta-based agency, where he managed the final stage of residential transactions: document compliance, title review, and guiding deals smoothly to the closing table. The role gave him a ground-level view of how real estate transactions actually close, adding a practical layer to his financial background that proved essential when structuring SIKID’s first development. At SIKID, Santiago leads the financial planning, deal structuring, and investor relations behind Alva Residences. He brings to the project the full arc of his experience: the analytical rigor of structured finance, the transactional discipline of real estate closings, and the conviction that a well-structured deal is the foundation of a well-built building.

David Granados

David brings an unusual combination of disciplines to real estate development: six years of hands-on pre-construction experience in one of Mexico's most active tourist markets, layered on top of a background in enterprise infrastructure and field engineering. Before co-founding SIKID, David spent nearly four years as a Field Engineer at Dell Technologies, servicing enterprise clients across the Bahía de Banderas and into Guadalajara, including data center audits, server infrastructure deployments, and multi-site SLA management for major hospitality groups. He then joined Boardwalk Realty, where over six years he became the operational engine behind multiple pre-construction residential projects in Puerto Vallarta and the Riviera Nayarit. His work spanned the full development cycle: marketing strategy, project websites, 3D renders, virtual reality experiences, construction monitoring, and client communications. Beyond the commercial side, he also built and maintained the company's internal technology infrastructure, including network design, fiber and ethernet systems, server management, and proprietary internal tools developed to improve deal flow and operations. At SIKID, David leads the operational, technological, and structural coordination of Alva Residences, ensuring that the project is organized, documented, and executed to the same standard it was designed.
